Terms of Service
Effective October 4, 2026 · The terms governing access to and use of UnitSquad.
1. Agreement
By creating an account or using UnitSquad, you agree to these Terms of Service and our Privacy Policy. UnitSquad communications are operated under the registered messaging Brand name Derek Pilkington. If you use UnitSquad for an organization or property-management business, you represent that you are authorized to accept these terms on its behalf.
2. The service
UnitSquad provides software for organizing and assisting with property-management operations, including property and unit records, leases, rent collection and payment records, maintenance, vendors, documents, inspections, condition records, communications, reports and related workflows. Features may change as the service develops.
3. Accounts, trials and authorized use
You are responsible for providing accurate account information, protecting your credentials and activity performed through your account. You may use UnitSquad only for lawful purposes and may not attempt to bypass access controls, interfere with the service, distribute malicious code or access another user's data without authorization.
Unless otherwise stated, an introductory free trial is limited to one trial per customer and is intended to evaluate UnitSquad before subscribing. Creating duplicate accounts, using alternate contact information or otherwise circumventing trial limits to obtain repeated free service is not permitted. UnitSquad may use reasonable technical and verification measures to prevent automated signup and repeated-trial abuse.
When a trial ends without a paid subscription, UnitSquad may place the workspace into read-only mode rather than deleting its property records and uploads. Read-only users may be able to review records, reports, exports and billing information while operational actions remain paused. UnitSquad may also provide a free Owner View to a property owner whose property is being managed through an eligible paid workspace. Owner View is read-only, is tied to shared managed-property records and is not a substitute for a paid operating workspace.
4. Your property-management responsibilities
You remain responsible for your properties, records, communications, payment instructions and decisions. UnitSquad is a software service and is not a property manager, law firm, accounting firm, broker, insurer, bank or housing authority. You are responsible for complying with laws and contractual obligations that apply to your operation, including housing, privacy, notice, recordkeeping, payment, communications and fair-housing requirements.
5. AI-assisted and automated communications
AI features may help classify, summarize, organize, draft, send or route operational communications and records. A workspace may configure UnitSquad to respond to or act on email, SMS/text or voice interactions according to its rules. Workspace users are responsible for the instructions and permissions they give the automation and for any legally required consent, disclosure, call-recording notice, messaging registration, opt-out handling or human review. AI output can be incomplete or incorrect and should not be the sole decision-maker for applicant eligibility, eviction, security-deposit deductions, legal notices, fair-housing decisions or other consequential housing matters.
6. SMS Terms
SMS messages sent through UnitSquad may be sent under the registered messaging Brand name Derek Pilkington. Users who affirmatively opt in may receive operational and transactional property-management messages, including maintenance requests and updates, appointment and access coordination, rent and payment reminders, lease and property notices, vendor work updates, status notifications and responses to user-initiated inquiries.
Message frequency varies depending on property, tenancy, maintenance, payment and vendor activity. Message and data rates may apply. Consent to receive SMS messages is not a condition of purchasing UnitSquad or another service. Users may reply STOP at any time to opt out of SMS messages and may reply HELP for assistance. After an opt-out request is processed, no further SMS messages will be sent to that number unless the user subsequently provides a new valid opt-in, except where a limited confirmation message is permitted or required.
Users are responsible for providing a mobile number they are authorized to use and for keeping their contact information current. SMS delivery is subject to carrier availability and is not guaranteed. For information about how mobile numbers, consent records and messaging data are handled, see our Privacy Policy.
7. Rent collection and Stripe
Payment processing services for property owners and managers using UnitSquad may be provided by Stripe and are subject to the Stripe Connected Account Agreement, which includes the Stripe Services Agreement. By agreeing to these Terms or continuing to use Stripe payment processing through UnitSquad, a connected account holder agrees to be bound by the applicable Stripe Services Agreement, as Stripe may modify it from time to time. As a condition of UnitSquad enabling Stripe payment processing, connected account holders agree to provide accurate and complete information about themselves and their business and authorize UnitSquad to share that information and related transaction information with Stripe as needed to provide the payment service.
A property owner or manager may be required to create or connect a payment account, complete identity or business verification and satisfy Stripe's ongoing requirements. Payment processing, bank debits, card payments, settlement, returns, disputes, refunds, chargebacks, payout timing and processor fees are subject to Stripe's rules and applicable law. UnitSquad provides software that initiates and records payment workflows; it does not guarantee payment, settlement or availability of funds and is not intended to hold tenant rent balances as a bank or escrow service.
8. ACH and recurring authorization
If a workspace enables bank-debit or recurring-payment features, the workspace is responsible for obtaining and retaining any authorization required to debit a tenant's account, providing required notices and honoring revocation or cancellation rights. UnitSquad may use processor-hosted authorization and verification flows to support these requirements, but the workspace remains responsible for its lease terms and payment practices.
9. Guest links and shared reports
UnitSquad may allow workspace users to send scoped links to tenants, vendors, owners and other recipients. Workspace users are responsible for sending links to the intended recipient and revoking access when appropriate. A recipient may use a guest or report link only for its intended task and should not share a private link with an unauthorized person. Shared owner reports may be read-only snapshots and may expire automatically.
10. Your content
You retain ownership of content you submit to UnitSquad. You grant UnitSquad the limited rights necessary to host, process, transmit, display and otherwise handle that content to provide and secure the service. You represent that you have the rights and lawful authority necessary to submit and process the content you place in UnitSquad.
11. Third-party services
Some features may rely on third-party providers for hosting, communications, payments, identity or eligibility verification, abuse prevention, AI or other functions. For example, military-discount eligibility may be verified through ID.me and signup abuse may be screened with Cloudflare Turnstile. Third-party services may have their own terms and privacy practices. Availability of a third-party integration does not guarantee that the provider will remain available.
12. Service availability
We work to keep UnitSquad reliable, but we do not guarantee uninterrupted or error-free availability. You should maintain any independent copies of records that applicable law, your contracts or prudent business practice require you to preserve.
13. Suspension and termination
We may restrict or suspend access when reasonably necessary to protect the service, users or data; respond to unlawful or abusive activity; enforce trial or subscription limits; or comply with legal obligations. Users may stop using UnitSquad at any time, subject to any applicable subscription, payment or data-retention terms presented with paid services.
14. Disclaimers
To the extent permitted by law, UnitSquad is provided on an “as available” basis. We do not warrant that every feature will meet every legal, accounting, operational or property-management requirement. Reports and categories are organizational tools only. Nothing in UnitSquad constitutes legal, tax or accounting advice.
15. Changes
We may update these terms as the service changes. The current version will be posted here with its effective date. If a change materially affects existing users, we will provide notice when reasonably appropriate.
